Good place for kids with football table & pool table & board games. Nice to have 2 bathrooms & a kitchen. Easy check in. Some nice places nearby to visit.

Basecamp is an epic place. It has everything you could need as a guest and the location is ideal. Close to everything yet tucked into a nice quiet neighborhood. The place is awesome and you should book it now before your dates fill up. We will be back!

Our family felt right at home in a safe neighborhood and in a neat, clean home. We were able to make memories playing pool, eating homemade meals, watching movies, and visiting spots around town.

Convenient location, very near Hannah Park, yard had plenty of space for pets to roam around. House is perfect size, layout was well thought out, and decor was semi minimalistic, giving a very peaceful relaxing place to stay. Wish we could stay longer! Hosts were proactive and helpful.

Beautiful home just a short drive to the beach at Hannah Park. The pups loved sniffing around the backyard. Nice to sit out back after coming back from the beach. We grilled out two nights we were there. Comfy beds, nice shower and with great water pressure, and we loved sitting in the garage playing pool with the garage door open on a nice spring evenings. My only suggestion is more seating in the living room. No way for 5-people to watch TV comfortably. We had to pull a chair from the dining room.

We needed to find a home near my parents' life community and this place did not disappoint! The house was perfect for our family of four. It was less than a 5 minute drive to my parents', close to the beaches, quick drive to restaurants, and in a quiet neighborhood. The house itself was even more comfortable than we expected. There was plenty of room for everyone, the kitchen and dining areas were large and intuitively layed out, the game room was a big hit with kids and adults, and the space was well utilized. Check in and check out were very easy, our host checked in with us throughout the trip, and was quick to respond when asked questions. We wouldn't hesitate to stay here again!

Cute older house, had everything we needed for a couple nights in Jax for my nieces engagement party. Newer mattresses were very comfy, lots of extra towels and even toilet paper was supplied which was nice we didnt have to run right out to the store. Really nice park close by with beach access. Would stay again

Kent's place was absolutely perfect for my family of five. It's very clean and has plenty of amenities. The kitchen/dining/living space is so cozy yet spacious enough for a large family. The back yard and game room are above and beyond what I've seen at other locations. Really great. The location is top notch and easy to bike or walk to many local attractions! We especially enjoyed the proximity to the more natural areas Jacksonville has to offer like Dutton Island Preserve and Hanna Park, yet it was also a very easy drive to any hustle and bustle you'd want from a beach location. I really can't imagine a more perfect home for a cozy yet fun beach vacation!

Perfect location if you’re looking to be out of the chaos of the beaches. Just a few minutes from Hanna park- which is great for a family with kids. Hanna Park has quieter beaches, plenty of parking and a great playground. The house had everything we needed- honestly the best stocked airbnb we’ve had. The host was wonderful and responsive. We’ll definitely stay here again next time we are in the area.

It is a great house for anything to do in Jacksonville. It takes no more than 30 minutes to get to downtown, and you are super close to the beaches. The house is in great shape and the backyard is perfect for relaxing.

The home was perfect for us. The kids enjoyed the game room. A lot of family memories were made. The dining room and kitchen area are big. The patio is amazing and very spacious.

A lot of AirBnBs (and Zillow listings, for that matter) catfish you with the professional photos, but not this one! This is just as spacious- if not more than- the photographs. We felt very comfortable. I especially enjoyed the spacious kitchen and having a desk to work at. The location was also great. Just an 8 min drive to the beach. Random note: lots of stray cats in the neighborhood, so if your doggo is like ours, you may experience extra woof alarms.

The backyard is fully fenced in, and there is a covered patio. Our dog spent hours laying under the patio enjoying the breeze. The neighborhood is quiet. The kitchen is fully stocked with items for cooking meals. The washer and dryer were a huge help. The internet speed is excellent. The hosts were very attentive and quick to respond to any questions we had.

Host was very responsive. Good location/neighborhood. Really appreciated all the beach stuff. Kids loved the pool table in the garage. Not impressed with the cleanliness. Kitchen counters weren’t wiped, kitchen floors weren’t cleaned (couple dead bugs lying there, bug guts smears, and my white socks were black after walking around for half an hour). Made me wonder if everything else was cleaned well. Since we were mostly only there to sleep, it worked out ok.

We were so at home here; it feels like Ken thought of everything we would need before we even knew we needed. Cute home in a peaceful neighborhood. Great location to the naval base and Kathryn Abbey Park which are the 2 places we were eyeing. 3 min to both places! We enjoyed cooking meals at home since it was so completely stocked. Loved that it was dog friendly with a great yard. Ken had a remote delivered to us in less than 24 hours when we realized it was missing for the Master room. The place/area is great because it is full of locals and not much tourists. Beaches are dog friendly too. I think this will be our new fav spot for hiking biking kayaking and beach and staying here at Ken’s of course. Thank you!!

Great Property, Great Host

My daughter works so hard as a Firefighter Paramedic and needed to rest, celebrate her birthday with family and friends. I live close by but this place was so Peaceful, roomy, decorated so cute! We enjoyed family time here and her best friend from Tampa brought her pug! Not too many places are exactly as you see on the pictures. I would absolutely always rent from Kent and his associates. From the moment we walked in till the moment we left we had communications with this group! They are truly Airbnb super hosts! Thank you for blessing us!

Great house and location. We had a departure flight delay and Kent allowed us to stay an extra hour at the house which was greatly appreciated. The only shortcoming of the whole trip was watching the eagles win the SB. Thanks Kent for a great stay!!

Home was sparkling clean and very comfortable. The host had the kitchen stocked with a complete coffee bar and little snacks! The cozy fireplace added a nice touch to the cool nights. I would love to stay here again!

Fell in love with this place in February of 2023. Came back again in January of 2024. So calm and peaceful, great location. We love the fenced in back yard and patio. Our dog Hunter feels right at home. Kent is always available and ready to help with anything we need. Speak with him not an answering service. No problems either time we visited. We are planning to come again in June or July. We would recommend renting this place or any of Kent’s rentals to everyone.

We truly enjoyed our stay at the Atlantic Beach Basecamp. It was the perfect rally point to reunite Team Vaughn (a geographically dislocated military family) for the holiday season. Our time in Jacksonville was action packed with tons of family fun! With pet friendly beach access only minutes away from the basecamp, we started each day with early morning strolls along Atlantic, Neptune, and Jacksonville beaches. Also, we collected seashells, enjoyed the brisk ocean breeze, the sea mist from crashing waves, and beautiful scenery! We spent our afternoons shopping at the different beach district shopping plazas and drove into the city to shop at the mall. On our final day, my son and I attended a Jaguars game while the ladies continued the shopping trend! In the evenings, we played board games and engaged in intense competition on the pool & foosball tables! Ultimately, the Atlantic Beach Basecamp was perfectly accommodating for the entire family and our fur buddy! Thank you!

The perfect place to spend Christmas away from home. Kent was an excellent communicator before, during and after our stay. Quiet neighborhood, fully fenced backyard was private and great with my dogs! The house was well stocked, comfortable and convenient to restaurants and shopping. Kent is a very responsive host!

As soon as we walked in, I felt right at home. The space was perfect. Kitchen was large enough so that we could all mingle in the kitchen. I had my grown kids with me. They love the space everybody had a room and then we were able to enjoy a good living room space with a nice TV the temperature the heater was perfect. It worked wonderfully kept the whole house warm or cool. The game room gave them something to do we were on a budget on this trip so the the game boards that were provided were perfect. We spend lots of family time inside and out. we were able to cook and have family meal table was large enough. I would say for our needs this place was worth it. I would definitely book again.

Cute place to stay for those who aren’t allergic to dogs or want actual beach access. Unclear directions on cleanup in the guest guide book but the email the day before checkout cleared things up. Beds are decent & hammock was a nice touch.

Kent’s ‘Basecamp’ home was perfect for our family. We walked in and were immediately impressed with its welcoming feel - clean, decor light and naturally simple, love the beds and plush towels, white linens and beautiful white comforters Beach feel, garage turned into a game room such a great use of space! Layout of the house was spacious and allowed privacy. Convenient to Hanna park and our family at Fleet Landing. Kent super host was immediately responsive. Neighborhood seemed nice. Felt safe Kitchen had everything we needed and more! Rare to find airbandb with 3 queen beds and a very comfy couch. Had amenities for our 2 yr old grandson - having a pack a play saved travel space. Felt like a 4 star hotel but better with our family able to share a beautiful home to attend a mother’s celebration of life service. Thank you Kent! If we have a need to return to Jacksonville will definitely book again!

Pros: Nice open floor plan, comfy decor. Master bedroom on opposite sides of house from other 2 bedrooms. Plenty of closet space. Covered patio with 2 tables. Plenty of seating space. Kitchen was well equipped with coffee, sugar, basil, cinnamon, cumin, coriander, paprika, garlic powder, fajita seasoning, oregano, onion powder, barbecue seasoning, Parmesan, canola oil, vinegar, cooking spray, and even Cajun seasoning. Game room has a Bluetooth speaker system. Nice vibe. Pool table is level and in good shape with some straight sticks! We had a blast playing pool. Cons: Someone used metal utensils on non-stick frying pans, so they are basically ruined. Outdoor grill igniter is broken. Ice maker is broken. Foosball table is useable but goals are broken so anytime you score a goal, the ball will bounce onto the floor. We would definitely stay there again! Great location and owner was responsive and helpful.

His home was stocked with just about anything you’d possibly need for a stay (cooler, beach toys, freezer packs, etc). Would recommend this to any friend or family member and will be booking his place for any time we are passing through Jacksonville.

Cute little 3 bedroom house. The house vacuum, car vacuum, and brooms was available for us to used which is a good thing; I don’t like to stay in a dirty house. Ken is a great host; he check on us the next day to see if everything going well. My family had a great time staying there.

If you need to be near navy base great location. Beach is very close by as are many restaurants

This was a a great house to stay in! It had a great backyard area and a big kitchen. There is a wonderful game room but we never use it because the weather was so nice and we sat outside all the time! It was close to beaches and a fun downtown area, lots of restaurants. Wish we could stay longer and definitely would come back!

5 stars for this beautiful home in Mayport. We had a perfect stay, four nights in this classic Florida home, situated in a very quiet neighborhood, in an ideal location. The beach is about a mile away, through Hanna Park. For military, the house is just outside the front gate of Mayport Naval Station, as well as the Commissary and Navy Exchange. The house is very comfortable, looks just like the pictures. Kent, the host, doesn't forget anything. In addition to laundry detergent, dryer sheets, and bleach for the laundry, there is a fully stocked kitchen. Every dish, pot, pan, utensil, small appliance, and spices that you can imagine are in the cupboards. The air conditioning is great, easily keeps up with the Florida heat. Kent also has ceiling fans in each room, as well as a couple of big screen TVs. We enjoyed the porch out back, which had a nice gas grill and a couple of patio sets for a large family. Kent was a very attentive host, making sure that we had everything.

Kent's Basecamp was exactly what we needed for our stay. The house was close to Mayport Naval Base, Restaurants, and Attractions. The amenities were plentiful- WELL stocked kitchen appliances, utensils, etc. with spices and seasonings. The only thing I would add to house are Smart TV's in other bedrooms. I definitely would rent again.

Kent's Basecamp was the perfect place for 4 of us to gather at Thanksgiving for a few days. House was very clean, beds comfortable, and we really enjoyed the pool table. Enjoyed visiting and playing disc golf at nearby Hanna Park, hiking at Timucuan Ecological Preserve and Dutton Island, and the JAX Arboretum. There were a few minor issues related to prior renters (water damage to floor in hallway, outdoor trashcans full, and microwave above stove not working), but Kent let us know in advance, and had a new microwave delivered the day we arrived. All in all, a clean, comfortable place in a quiet neighborhood that was conveniently located to things we wanted to do.

This is a great place to bring if you have large dogs or a large party size & it is relatively close to the beach, but ultimately, we would not recommend staying here. Although the host is communicable, the pictures matched the description listed, and the house appeared clean, whenever we turned the lights off and turned them back on we discovered numerous bugs on the floors, cabinets, and walls as well as some inside of the refrigerator and food within. One night we counted over 20 bugs in the kitchen that we killed. When I told the host about the bug situation he simply apologized and stated that the house is sprayed for bugs quarterly. In addition to the bugs, the trash and recycling bins on the side of the house were full of trash prior to our arrival, and the host asked us to take both bins to the curb on Sunday night. The trip to Jax was great and the weather was even better, but people who are considering booking this place, please be aware of the downfalls listed above.

The house was very nice, clean, and spacious! Kent was very proactive in providing check-in/check-out instructions and making sure we had everything we needed. Would recommend this property!

Beautifully decorated Fully stocked Game room and backyard were perfection This was a wonderful place to stay for a family reunion. Just 10 minutes from the sand and close to many stores/restaurants. I’d definitely return.
